About the Client

Our client, a leading national general contractor specializing in complex commercial restoration projects, is seeking a highly experienced and strategic Director of Preconstruction to lead their efforts, with a particular focus on expanding their presence in the Charlotte market. This pivotal role will oversee all preconstruction activities, ensuring the successful and profitable delivery of projects from conceptualization through to construction.

About the Role

  • Leadership & Strategy:

    • Develop and implement the overall preconstruction strategy, aligning with the company's national growth objectives and specific market expansion in Charlotte.

    • Provide expert leadership and mentorship to the preconstruction and estimating teams, fostering a collaborative, high-performance, and results-oriented environment.

    • Drive innovation and continuous improvement within the preconstruction department, identifying and implementing best practices, tools, and technologies.

    • Participate in strategic planning with senior leadership to identify new market opportunities and target clients, particularly within the commercial restoration sector.

  • Preconstruction Management:

    • Oversee all preconstruction phases for commercial restoration projects, including conceptual estimating, detailed cost analysis, value engineering, risk assessment, and constructability reviews.

    • Lead the development of comprehensive and accurate estimates, budgets, and proposals for complex restoration projects across various building types (e.g., historical buildings, office complexes, healthcare facilities, retail spaces, industrial sites).

    • Collaborate closely with clients, architects, engineers, and internal project teams (Operations, Project Management, Business Development) during early project phases to define scope, schedule, and cost.

    • Manage and coordinate the solicitation and evaluation of subcontractor bids and vendor pricing, ensuring competitive and comprehensive proposals.

    • Develop and maintain strong relationships with key subcontractors, vendors, and industry partners.

    • Ensure all preconstruction processes adhere to company standards, client expectations, and regulatory requirements, including those specific to historic preservation where applicable.

    • Prepare and manage pre-construction and tendering programs, ensuring timely submission of bids and proposals.

    • Identify and mitigate potential risks in the pre-construction phase, providing proactive solutions to challenges.

    • Lead value management processes, seeking opportunities for cost savings and improved project viability while maintaining quality and design integrity.

    • Client & Business Development:

      • Act as a key point of contact for clients during the pre-construction phase, ensuring transparent communication, managing expectations, and delivering exceptional customer service.

      • Support business development efforts through proposal preparation, client presentations, and participation in pre-bid meetings and interviews.

      • Build and maintain strong relationships with potential and existing clients, design professionals, and other external stakeholders in the Charlotte market and nationally.

      • Financial & Contractual Oversight:

        • Ensure estimates are aligned with company margin goals and project profitability objectives.

        • Participate in contract negotiations, ensuring favorable terms and conditions align with project goals and company risk profile.

        • Maintain and leverage historical cost data for future projects to enhance estimating accuracy and efficiency.

        • About the Candidate

          • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field. Professional certifications (e.g., CCM, LEED) are a plus.

          • Minimum of 10+ years of progressive experience in preconstruction or estimating within the commercial construction industry, with a strong emphasis on commercial restoration projects.

          • At least 5 years of experience in a senior leadership role, managing and mentoring preconstruction teams.

          • Proven track record of successfully leading preconstruction efforts for large-scale, complex commercial projects, particularly those involving restoration, renovation, and specialized building envelopes (façades, waterproofing, roofing, masonry).

          • In-depth knowledge of commercial construction processes, cost management, procurement strategies, and contract law.

          • Strong understanding of industry trends, pricing, and best practices in commercial restoration and insurance-related construction.

          • Proficiency in industry-standard estimating and project management software (e.g., Procore, Bluebeam, PlanGrid, Sage Estimating, On-Screen Takeoff).

          • Exceptional leadership, communication (verbal and written), presentation, and negotiation skills.

          • Strong analytical skills with a proven ability to identify issues, analyze data, and implement effective solutions in a fast-paced environment.

          • Ability to read, interpret, and analyze blueprints, drawings, specifications, and contract documents with a keen eye for detail and missing information.

          • Demonstrated ability to build and maintain strong relationships with internal and external stakeholders.

          • Willingness to travel nationally as required by project demands.

          • Existing network and experience in the Charlotte, NC market is highly desirable.
