About the Client

I am currently representing a power house within construction in the Carolinas, with a strong presence across both North and South Carolina. They work with blue chip clients on large scale base builds and interior build-outs across Commercial Construction and Advanced Construction.

This is a very succesful contractor ranked in the ENR's Top Contractors list, they are looking to expand their Project teams.
 

They are looking for an Senior Project that can lead high value commercial projects. 

About the Role

  • Strategic Project Leadership: Oversee the full project lifecycle from preconstruction/buyout through final closeout and warranty.

  • Financial Stewardship: Manage budgets exceeding $30M, including monthly forecasting, owner billings, and rigorous change-order management to protect profit margins.

  • Schedule & Logistics: Develop and maintain the master project schedule (CPM) using software like Primavera P6 or MS Project; identify and resolve "critical path" bottlenecks before they impact the timeline.

  • Contractor & Vendor Management: Lead the buyout process, negotiate subcontracts, and ensure all trade partners meet strict quality and safety standards.

  • Stakeholder Liaison: Serve as the primary point of contact for owners, architects, and Charleston municipal authorities (permitting/inspections).

  • Team Mentorship: Supervise and develop Assistant Project Managers (APMs) and Project Engineers (PEs) while collaborating closely with the On-site Superintendent.

About the Candidate

  • Experience: 10–15+ years of experience in commercial construction, specifically with a General Contractor.

  • Proven Track Record: At least two completed ground-up projects in the $30M - $50M+ range.

  • Technical Skills: Mastery of Procore (or similar), Bluebeam, and advanced scheduling software.

  • Education: Bachelor’s Degree in Construction Management, Civil Engineering, or a related field.

  • Certifications: OSHA 30-Hour required; LEED AP or PMP preferred.

  • Local Knowledge: Familiarity with South Carolina building codes and the Charleston sub-contractor market is a significant plus.
