About the Client

Step into a high-visibility leadership role with one of the nation’s top-tier General Contractors. Based in their Dallas hub, you will lead the preconstruction efforts for iconic, large-scale projects that define the modern landscape ranging from sprawling 400-acre mixed-use  to high-density urban developments and luxury hospitality.

About the Role

  • Preconstruction Leadership: Direct the management, coordination, and delivery of the preconstruction phase for multiple concurrent projects, providing technical leadership from conceptual design through final contract execution.

  • Constructability & Value Analysis: Lead our in-house "Constructability Review Team" to troubleshoot design documents, identifying potential field challenges and offering sophisticated value engineering solutions that protect the client's vision and budget.

  • Cost Modeling & Accuracy: Prepare and analyze complex cost models. Ensure all estimates—including general conditions, labor, and material escalations—are accurate, complete, and reflect the specific requirements of the Dallas and national markets.

  • Strategic Buyout & Procurement: Manage the transition from design to operations by leading the buyout strategy, pre-qualifying trade partners, and ensuring bid packages are 100% complete in scope.

  • Client & Design Team Liaison: Act as a "Trusted Partner" to developers and architects, attending weekly design meetings and providing real-time costing feedback to keep the project viable.

  • Team Mentorship: Supervise and develop a team of Preconstruction Managers and Estimators, fostering a culture of precision, urgency, and professional growth.

About the Candidate

  • Experience: 10–15+ years in preconstruction/estimating with a major General Contractor, including at least 5 years in a leadership capacity.

  • Project Expertise: Proven success in leading preconstruction for projects exceeding $50M , with a preference for Mixed-Use, Retail Evolution, or Multi-Family sectors.

  • Technical Mastery: Advanced proficiency in Procore , Bluebeam, On-Screen Takeoff (OST), and CPM scheduling (P6 or MS Project).

  • Education: Bachelor’s degree in Construction Management, Civil Engineering, or Architecture.

  • Skills: Exceptional "soft skills" for client presentations and "hard skills" for deep-dive geotechnical, MEP, and structural document analysis.
