The company manages approximately $150M–$200M in annual construction volume and specializes in projects ranging from approximately $3M–$60M.

This is a salaried, exempt position with the opportunity to take ownership of significant projects and play a key role within the company's Orlando operations.

About the Role

.
  • Take overall responsibility for assigned projects from beginning through final closeout.
  • Establish project objectives, procedures, performance standards, and administrative processes.
  • Maintain strong relationships with owners, clients, vendors, architects, consultants, and project stakeholders.
  • Work closely with the Site Operations Manager to ensure projects are delivered on schedule, within budget, and in accordance with contract documents.
  • Monitor project progress, identify potential problems, and implement corrective action where required.
  • Review plans, specifications, proposals, and contract documents to determine project scope and requirements.
  • Participate in pre-bid meetings and support preconstruction and estimating activities.
  • Prepare complete project estimates, including quantity takeoffs and scope review.
  • Coordinate estimating efforts and support bid strategy and proposal development.
  • Represent the company at project, owner, and subcontractor meetings.
  • Develop and maintain baseline project schedules and provide regular updates.
  • Manage project financial performance, including budgets, costs, fees, payments, expenses, and profitability.
  • Prepare and manage owner invoicing and accounts receivable.
  • Manage subcontract agreements and vendor contracts.
  • Prepare, negotiate, and administer change orders.
  • Maintain complete project documentation and ensure required records are kept up to date.
  • Identify and manage project risks throughout the construction process.
  • Work with the Site Operations Manager and Safety personnel to ensure compliance with all company and project safety requirements.
  • Monitor project performance and maintain clear communication with senior management.
  • Coordinate project closeout, punch lists, final documentation, and turnover.
  • Help resolve project issues and maintain strong client satisfaction throughout the project lifecycle.
  • Travel may be required depending on project needs.

About the Candidate

  • Strong knowledge of construction processes, contract administration, estimating, project financials, scheduling, and risk management.
  • Proven experience managing projects from preconstruction through closeout.
  • Experience with change orders, subcontract agreements, owner billing, cost control, and project documentation.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Strong understanding of construction contracts and project financial management.
  • Excellent written and verbal communication skills.
  • Strong leadership, organizational, negotiation, and problem-solving abilities.
  • Proficiency with construction/project management software and computer systems.
  • Ability to work effectively with both field and office-based project teams.
  • Willingness to travel when required.
  • Minimum 5 years of commercial construction project management experience.
  • Education or multifamily construction experience required/preferred depending on project assignment.
  • Four-year degree in Construction Management, Engineering, or a related field preferred; equivalent experience will be considered.
