The Project Manager will manage commercial construction projects from award and preconstruction through final closeout, taking responsibility for project performance, budgets, schedules, procurement, subcontractors, change orders and client relationships.
This is a hands-on role for someone who is financially aware, commercially minded and comfortable managing multiple projects while working closely with Estimating and Field Operations.
Key Responsibilities:
- Manage commercial projects from award through closeout
- Review contracts, drawings, specifications, scopes and estimates
- Lead project turnover from Estimating into Operations
- Develop and manage project budgets, schedules and procurement
- Track project costs, labor, materials and subcontractor expenses
- Manage subcontractors, vendors and suppliers
- Handle RFIs, submittals, purchase orders and project documentation
- Identify, price, submit and track change orders
- Review project changes and assess cost and schedule impacts
- Coordinate manpower, materials and scheduling with field teams
- Monitor project progress and proactively address potential delays
- Attend meetings with General Contractors, owners, architects and other stakeholders
- Act as a key point of contact for clients and GCs
- Conduct regular jobsite visits
- Work with Accounting on billing, payments and project financials
- Maintain accurate project records in Procore
- Identify and communicate project risks
- Manage punch lists and project closeout
- Support and mentor junior project staff
- Manage multiple active projects and competing deadlines
