About the Role
- Lead conceptual and schematic budgeting for multifamily projects
- Develop detailed estimates and Guaranteed Maximum Price (GMP) proposals
- Analyze drawings, specifications, and narratives to identify scope gaps and risk
- Manage subcontractor outreach, bid leveling, and scope alignment
- Facilitate value engineering and cost-saving initiatives
- Collaborate with development, design teams, and operations to ensure seamless project turnover
- Present budgets and cost analyses to ownership and executive leadership
- Track historical cost data and maintain estimating databases
- Support schedule development and logistics planning during preconstruction
About the Candidate
- 5+ years of preconstruction or estimating experience within multifamily construction
- Strong understanding of wood-frame, wrap, and podium structures
- Proven ability to develop conceptual budgets from limited drawings
- Experience leading GMP negotiations
- Proficiency in estimating software and Excel
- Strong communication and relationship-building skills
- Ability to work independently in a remote or hybrid environment
