Pre-Construction Manager

We are seeking an experienced Pre-Construction Manager to lead estimating and pre-construction activities across a range of commercial construction projects.

The ideal candidate will have strong experience developing both conceptual and hard-bid estimates, coordinating plans and specifications, and working closely with project teams, clients, architects, and subcontractors to develop accurate and competitive project pricing.

• Lead pre-construction and estimating activities from initial concept through bid and project award
• Prepare detailed conceptual and hard-dollar estimates across multiple project types
• Review plans, specifications, drawings, and project documents to develop accurate scopes and estimates
• Coordinate and manage the estimating process, including subcontractor and vendor pricing
• Develop detailed scope descriptions, quantity take-offs, and unit price breakdowns
• Maintain and develop accurate unit cost data across different regions and project types
• Identify potential project risks, exclusions, opportunities, and cost-saving alternatives
• Work closely with clients, architects, engineers, subcontractors, and internal project teams
• Participate in project pursuits, presentations, and client meetings
• Assist with value engineering, budgeting, constructability reviews, and project planning
• Support the transition from pre-construction into project execution
• Ensure estimates are accurate, competitive, and aligned with project requirements and timelines

• 5+ years of experience in construction estimating and/or pre-construction
• Strong understanding of commercial construction processes, means and methods
• Proven experience with both conceptual estimating and hard bidding
• Strong ability to interpret construction drawings, specifications, and contracts
• Experience developing detailed estimates, scopes, take-offs, and unit pricing
• Strong communication and client-facing skills
• Ability to manage multiple projects and deadlines simultaneously
• Strong attention to detail with excellent analytical and organizational skills
• Proficiency with estimating and construction software
• Bachelor's degree in Construction Management, Engineering, or a related field preferred
