Senior Quantity Surveyor / Commercial Manager

Location: East Midlands (with UK travel)
Contract Type: Full-time, Permanent
Reporting to: Senior Leadership Team

Overview

A well-established and rapidly growing specialist contractor in the passive fire protection sector is seeking an experienced Senior Quantity Surveyor / Commercial Manager. The company delivers compliance-driven services across healthcare, education, commercial, and residential sectors. With robust accreditations and a national presence, this is an opportunity to take ownership of commercial performance across a diverse project portfolio.

 

About the Role

Key Responsibilities

Commercial Management

  • Oversee all financial aspects of live projects, ensuring commercial targets are achieved.

  • Prepare and manage detailed cost forecasts, valuations, and reports.

  • Administer contracts and handle change control processes, including variations and claims.

Pre-Construction & Estimating

  • Work closely with the estimating team to assess tenders and support pricing strategies.

  • Review drawings, specifications, and other documents to ensure accurate cost planning.

  • Support bid preparation and contract negotiations.

Risk & Compliance

  • Ensure projects are commercially compliant with current regulations, accreditations, and internal policies.

  • Support the audit and documentation process across multiple passive fire systems including fire-stopping, intumescent coatings, and fire door installations.

Procurement & Supply Chain

  • Lead procurement of subcontractors and suppliers, including negotiation and contract setup.

  • Develop supply chain relationships to support business growth and cost efficiency.

Team Leadership

  • Mentor junior members of the commercial team.

  • Help shape and improve internal systems and commercial processes to support scalability.

About the Candidate

Required Experience & Skills

  • Minimum 5+ years of commercial experience within the construction or specialist subcontractor environment.

  • In-depth understanding of passive fire protection or related building compliance services is highly desirable.

  • Strong understanding of construction contracts, particularly JCT and NEC.

  • Demonstrable experience in project cost control, CVRs, and final accounts.

  • Skilled in client communication, negotiation, and stakeholder management.

  • Proficient in Microsoft Excel and commercial management software.

Qualifications

  • Degree or equivalent qualification in Quantity Surveying, Commercial Management, or related field.

  • Professional membership (e.g., MRICS) is advantageous but not essential.

Desirable Attributes

  • Commercially astute and proactive.

  • Able to manage multiple fast-paced projects across different sectors.

  • Excellent written and verbal communication skills.

  • Willingness to travel nationally for key project and client engagements
