- Long-Lead Equipment Tracking: Secure and track high-value, long-lead equipment like medium-voltage switchgear, Uninterruptible Power Supply (UPS) systems, backup generators, and large power transformers.
- Scope & Design Review: Analyze electrical single-line diagrams, BIM (Building Information Modeling) 3D coordination layouts, and specifications to identify design gaps, constructability issues, or missing redundancies (e.g., Tier III vs. Tier IV requirements).
- Vetting Subcontractors:
Package and award specialized sub-contracts for high-voltage testing, fiber-optic splicing, and generator integration.
- Sequence Alignment: Coordinate the strict staging of electrical milestones with civil and mechanical teams. (For instance, ensuring the concrete pads are cured and the building is weather-tight before dropping heavy indoor switchgear).
- Milestone Tracking: Manage daily and weekly electrical production schedules, tracking linear feet of conduit, high-voltage cable pulls, and rack busway installations.
- Change Order Management:
Review, estimate, and negotiate electrical change orders resulting from design updates or field conditions, minimizing impacts on the master budget.
- Electrical Safety Enforcer: Enforce strict adherence to NFPA 70E (Electrical Safety in the Workplace) guidelines, Lockout/Tagout (LOTO) protocols, and arc flash safety boundaries.
- Quality Control (QA/QC): Coordinate third-party testing agencies for independent validation of welds, torque settings, infrared thermography, and grounding grid resistivity.
- Jurisdictional Approvals:
Interface with local utility providers and electrical inspectors to secure final sign-offs, permits, and permanent power energization.
- Budget Forecasting: Monitor labor burn rates, material escalation costs, and cash flow projections.
- As-Built Documentation: Ensure accurate "as-built" redlines, operation and maintenance (O&M) manuals, and factory test reports are compiled for the operations hand-off.
About the Candidate
- 12+ years in construction management, moving progressively from PM to Senior PM to Project Executive.
- Data Center Domain: 5+ years of dedicated, recent experience leading hyperscale (e.g., AWS, Microsoft, Meta, Google) or large colocation (e.g., Equinix, Digital Realty) builds.
- Financial Scale: Direct ownership of projects valued at $150M+ individually, or a concurrent portfolio exceeding $500M.
- Technical Vetting Points (What to look for on resumes)
- Look for mentions of complex MEP installations: UPS systems, massive switchgears, backup generators, and chilled water loops.
- The candidate should list experience with strict Commissioning Levels (specifically Level 1 through Level 5 integration testing).
