Job Specification – Estimator (Commercial Construction)

Location: Virginia & Washington, D.C.
Salary: Up to $150,000 (base) + company bonus structure
Employment Type: Full-time, Permanent

About the Role

We are seeking an experienced Estimator to join a well-established commercial construction firm operating across Virginia and Washington, D.C. The role will focus on large-scale projects ranging from $2M to $40M, including data centers, government facilities, and other major commercial builds.

This position is suited to an Estimator with strong experience using OST (On-Screen Takeoff) and Quick Bid, with a proven ability to prepare detailed and accurate estimates in a fast-paced environment.

Responsibilities

• Prepare accurate cost estimates for large-scale commercial projects ($2M–$40M).

• Perform quantity take-offs using OST and develop pricing with Quick Bid.

• Review project plans, specifications, and other documentation to determine scope and requirements.

• Collaborate with project managers, engineers, and subcontractors to ensure alignment on bids.

• Develop and maintain relationships with subcontractors, suppliers, and clients.

• Contribute to tender submissions and ensure deadlines are met.

• Provide cost analysis, risk assessments, and value engineering input where required.

• Participate in pre-construction meetings and client presentations.

Requirements

• Proven experience as an Estimator in large commercial construction.

• Proficiency with OST & Quick Bid estimating software.

• Track record of estimating projects between $2M–$40M.

• Strong knowledge of construction methods, materials, and market pricing.

• Ability to read and interpret blueprints, plans, and specifications.

• Excellent communication and negotiation skills.

• Detail-oriented with strong analytical and problem-solving abilities.
