About the Role

Role Overview

We’re seeking an experienced Contracts Manager with drylining / drywall expertise to manage and deliver projects across Berkshire, Surrey, and Hampshire. This role requires strong commercial judgment, client relationship skills, and proven ability to manage and motivate labour on multiple sites, ensuring projects are delivered on time, to spec, safely, and profitably.


Key Responsibilities

  1. Project & Contract Management

    • Lead the full contract lifecycle, from tender or pre-start through to handover.

    • Negotiate and manage contract terms, valuations, variations, and change orders.

    • Maintain robust documentation, correspondence, and risk registers.

    • Monitor project progress, cost, margin, and cash flow.

    • Labour & Resource Management

      • Allocate and manage labour across sites; work with site supervisors and foremen.

      • Forecast labour demand, plan resource deployment, and handle recruitment support.

      • Drive productivity and ensure teams are working efficiently and to standard.

      • Client & Stakeholder Management

        • Serve as primary contact for clients, main contractors, and consultants.

        • Run project meetings, lead progress reviews, and manage client expectations.

        • Identify risks early and propose mitigation or corrective actions.

        • Quality Assurance

          • Implement and maintain quality control processes throughout a project.

          • Conduct inspections, manage snags, and ensure defects are resolved before handover.

          • Coordinate with site teams to deliver work to specification and customer satisfaction.

          • Health & Safety

            • Enforce strict H&S compliance on all sites; lead by example.

            • Perform site audits, toolbox talks, and pre-start safety reviews.

            • Promote a proactive safety culture among the workforce.

            • Reporting & Forecasting

              • Prepare regular commercial and progress reports for senior management.

              • Track key performance indicators (KPIs) such as profitability, risk, safety, and delivery performance.

              • Provide accurate forecasts of labour needs, cash flow, and project costs.

              • Team Leadership

                • Manage and mentor site supervisors, foremen, and labour teams.

                • Drive training, development, and performance reviews.

                • Support recruitment and succession planning.

                About the Candidate

                Person Specification / Skills & Experience
                • Experience: Minimum 5 years in a Contracts Manager or similar role within drylining, drywall, or interior fit-out.

                • Technical Knowledge: Strong understanding of drylining systems (metal stud, partitions, SFS, plasterboard).

                • Commercial Acumen: Skilled in cost control, contract management, variations, and profit protection.

                • Leadership: Proven ability to lead labor teams, manage site staff, and deliver on multiple simultaneous projects.

                • Client-Facing: Excellent communication, negotiation, and relationship-building skills.

                • H&S: Demonstrated experience maintaining high health & safety standards on sites.

                • IT Skills: Proficient in Excel, project-management software, and commercial reporting tools.

                • Mobility: Full UK driving licence with willingness to travel across Berkshire, Surrey, and Hampshire.
